Named after Awaab Ishak, who died in December 2020 from prolonged mould exposure in Rochdale. Phase 1 is live now, covering emergency hazards and significant damp & mould. Phases 2 and 3 expand coverage through 2027.

AIM's response to Awaab's Law

Day 0, Tenant reports damp

The clock starts. You have 10 working days to investigate and 3 working days after that to provide written findings.

Day 1–2, Capture a digital model with AIM

Housing officer visits the property and captures a full 360° digital model, as quick as it takes to walk around, typically 5–10 minutes. During the walkthrough, they capture Points of Interest for any areas of concern.

Day 2–3, Surveyor investigates from the digital model

Navigate the property remotely in 360°. Inspect the affected areas flagged by POIs. Measure the extent of damp. Add observations, annotations, and severity ratings, all tied to exact spatial locations.

Day 3–5, Generate report, within the 3 working day window

AIM generates reports directly from the captured data and POIs. Photos are already location-linked. Measurements are already taken. The report is assembled from data that's already in the platform.

Day 5–7, Repair team gets ahead, before they arrive

Your contractor accesses the same digital model. They can see exactly what's affected, measure what's needed, understand the layout. They arrive ready to start the repair, not to assess it.
