Construction

Capture the building once. Give every team member access, forever.

One home for reality capture data, from existing conditions through as-built. Every stakeholder, every phase, one platform. No repeat surveys. No fragmented records.

The problem

Construction projects generate enormous amounts of building data. Most of it becomes inaccessible within 12 months.

UK construction output sits around £218bn, yet only 10–15% of projects use reality capture. The rest rely on fragmented records, phone photos, and paperwork that disappears the moment a project completes.

Clipboard surveys

Existing conditions captured with a phone camera and a tape measure. No spatial context. No shared access.

Scattered progress photos

Site photos live in WhatsApp groups and email threads with no metadata, no timestamps tied to location, and no way to compare over time.

Paper snagging

Defects recorded on printed floor plans or spreadsheets. No location pin. No photographic evidence attached to the record.

Handover data nobody opens

O&M manuals arrive as a box of PDFs that rarely match what was actually built. The building owner gets paperwork, not usable data.

Return visits for information gaps

At £46 per site visit (appointment, travel, no-shows, staff time), every gap in data triggers cost that could have been avoided.

No remote visibility

Clients, designers, and project managers who are not on site have no way to see current conditions without arranging another visit.

Throughout the lifecycle

One platform from pre-construction to handover and beyond.

📋

Existing conditions capture

Walk the building with a 360° camera before works begin. The digital model is available to designers, engineers, and contractors throughout the project, no repeat surveys needed.

📊

Progress documentation

Capture site progress at regular intervals. Project managers and remote stakeholders review what has changed without attending site. Every capture is timestamped and spatially located.

QA and snagging

Tag defects and snags directly in the digital model during inspections. Every marker is location-pinned with photographic evidence, ready for contractor response and sign-off.

👥

Remote stakeholder access

Clients, consultants, and building control navigate the building from any browser. Unlimited users, no per-seat licensing. Everyone sees the same data.

🏗️

As-built documentation

Post-completion, the as-built record lives in AIM Platform. Accessible to the building owner, FM team, and future contractors indefinitely. The data outlasts the project team.

📦

Handover data package

Deliver a navigable, measurable digital model instead of a box of PDFs. The client gets a record they can actually use, not one they file and forget.

Building Safety Act

The golden thread requires infrastructure. AIM Platform provides it.

What the Act requires

The Building Safety Act 2022 requires that higher-risk buildings (18m+ or 7+ storeys) maintain a golden thread of building information: digital, structured, searchable records that are accessible throughout the building's lifecycle. The Principal Designer and Principal Contractor are responsible for creating and maintaining this thread during design and construction.

This is not a document. It is an electronic facility. A living, maintained record of design decisions, materials used, safety-critical information, and as-built conditions, available to all relevant duty holders at any time.

AIM Platform gives you the infrastructure to maintain the golden thread from day one. Scanner-agnostic data hosting that belongs to the building owner, not the survey contractor, and remains accessible throughout the building's lifetime. Capture decisions, materials, and safety information as the project progresses, not retrospectively at handover.
Retrofit

Before and after evidence for every measure installed.

PAS 2035 requires documented evidence of existing conditions before retrofit measures are installed, and verification evidence after completion. Without it, you cannot demonstrate compliance. With it, you protect both the resident and the funding.

Immutable baseline, captured in minutes

A 360° capture of every property creates a timestamped, immutable record of pre-intervention conditions. After works complete, a second capture documents exactly what was installed and where. Both records live permanently in the platform.

Funding compliance matters

ECO4, SHDF, and HUG2 all require evidence trails. When documentation is insufficient, funding bodies can claw back payments. 360° capture provides the visual, spatial, timestamped evidence that satisfies audit requirements and protects your position.

Domestic properties: £20 flat rate

Every domestic property is processed and hosted at a flat £20 per site, regardless of size or subscription tier. No floor plans required. Start from the building, not a drawing.

How it works

Three steps. No specialist training.

01

Walk.

360° camera on, walk the site. Capture existing conditions, progress, or as-built state, as quick as it takes to walk around. Tag anything notable as you go.

02

Process.

Upload from your phone. AI and computer vision analyse every image: surfaces, geometry, dimensions. Your digital model is built automatically in our UK cloud.

03

Share.

Every team member navigates, measures, and annotates the same model. Designers, contractors, clients, building control. One source of truth for the entire project.
