Named after Awaab Ishak, who died in December 2020 from prolonged mould exposure in Rochdale. Phase 1 is live now, covering emergency hazards and significant damp and mould. Phases 2 and 3 expand coverage through 2027.

AIM's response to Awaab's Law

From report to resolution, evidenced at every step.

Day 0: Tenant reports damp

The clock starts. You have 10 working days to investigate and 3 working days after that to provide written findings.

Day 1-2: Capture a digital model with AIM

Housing officer visits the property and captures a full 360° digital model, as quick as it takes to walk around. During the walkthrough, they capture Points of Interest for any areas of concern.

Day 2-3: Surveyor investigates from the digital model

Navigate the property remotely in 360°. Inspect the affected areas flagged by POIs. Measure the extent of damp. Add observations, annotations, and severity ratings, all tied to exact spatial locations.

Day 3-5: Generate report within the 3 working day window

AIM generates reports directly from the captured data and POIs. Photos are already location-linked. Measurements are already taken. The report is assembled from data already in the platform.

Day 5-7: Repair team gets ahead before they arrive

Your contractor accesses the same digital model. They can see exactly what's affected, measure what's needed, understand the layout. They arrive ready to start the repair, not to assess it.

Result: Compliant, with a full audit trail

Every step is timestamped. Every observation is tied to a spatial location. The capture, investigation, POIs, report, contractor access, all evidenced automatically.

A photo of mould is evidence. A timestamped 360° capture showing the mould in spatial context, its extent, its position relative to ventilation, the condition of surrounding surfaces, is validation.

Phase 2: Expected October 2026

Expansion to excess cold, fire, electrical, structural and hygiene hazards. Same strict timescales extend to additional hazard types.

Phase 3: Expected October 2027

Near-full HHSRS hazard coverage. Fixed response times for almost all hazards under the Housing Health and Safety Rating System.

Building Safety Act 2022

The Golden Thread starts with a real building. Not a spreadsheet.

The Building Safety Act requires accountable persons for higher-risk buildings (18m+ or 7+ storeys) to maintain a "golden thread" of building information: spatial, versioned, accessible. AIM provides the visual evidence layer.

What the law requires

A continuous, accurate record of building design, construction, and ongoing condition. Fire safety systems, structural elements, maintenance history. Accountable persons must demonstrate they know the condition of their building and can evidence it.
